Bye-Law Drawings in Jersey: What They Are and Why They Matter
The difference between planning drawings and bye-law drawings — and why most people don't realise they need both before their builder can start.
Planning Permission vs Bye-Law Approval
Most people know they need planning permission to extend their home. What fewer people realise is that planning permission only gives you the right to build. Before any work can actually start, you also need bye-law approval — formal approval from the Jersey Building Bye-Laws team confirming that your drawings show how the works will be built to an appropriate structural and safety standard.
The two processes run separately:
- Planning application → Planning Department → Planning permission granted
- Bye-law application → Building Bye-Laws team → Bye-law approval granted
Work cannot legally start until both are in place.
What Are Bye-Law Drawings?
Bye-law drawings are detailed construction drawings that show your builder — and the Building Bye-Laws team — exactly how the proposed works will be built. They include:
- Foundation type and depth
- External wall construction (blockwork, insulation, render)
- Roof structure and covering
- Floor construction
- Structural beam positions and sizes
- Insulation specification and U-values
- All dimensions to build from
The Problem With Most Bye-Law Drawings
Most planning agents produce bye-law drawings at the minimum level required to get bye-law approval. They satisfy the inspector — but they don’t give your builder enough information to price or build from.
The result? Your builder requests additional drawings. Another round of fees, another delay.
